One of the most common questions homeowners ask me is:
“Rick, should I fix up my house before I sell it, or should I just sell it as is?”
My answer is almost always the same…
It depends.
I know that’s probably not the answer you were hoping for, but every house and every homeowner’s situation is different.
I’ve been on all sides of real estate. I’m a real estate investor, fix and flipper, wholesaler, and Managing Broker. Because of that, I don’t look at properties from just one perspective.
Sometimes the smartest financial decision is to make a few repairs before selling.
Other times, spending thousands of dollars fixing a house is money you’ll never get back.
The key is knowing the difference.
Not Every Repair Is Worth Making
One of the biggest mistakes I see homeowners make is assuming they need to renovate everything before putting their home on the market.
That’s simply not true.
Fresh paint, a deep cleaning, trimming the landscaping, or replacing worn carpet can often make a huge difference without spending a fortune.
But replacing an entire kitchen, remodeling bathrooms, or installing expensive flooring isn’t always necessary.
In many cases, buyers are planning to update those things themselves.
Cosmetic Repairs vs. Major Repairs
There’s a big difference between making a house look better and fixing serious problems.
Cosmetic repairs include things like:
• Fresh paint
• Cleaning and decluttering
• Minor landscaping
• Updated light fixtures
• New flooring or carpet
Major repairs include:
• Foundation issues
• Bowing basement walls
• Roof replacement
• Plumbing problems
• Electrical updates
• Mold or water damage
• HVAC replacement
When a house has major structural issues, your options change.
Traditional buyers may have trouble getting financing, while cash buyers and investors are usually prepared to purchase homes with those types of repairs.
Ask Yourself One Simple Question
Instead of asking:
“How much will this repair cost?”
Ask yourself:
“Will this repair actually put more money in my pocket?”
That’s the question that matters.
Let’s say you spend $25,000 updating your home.
If those repairs only increase your bottom line by $10,000 after commissions, closing costs, carrying costs, and months of work, was it really worth it?
Sometimes yes.
Sometimes no.
Every situation is different.
You Have More Than One Option
One thing I always tell homeowners is that selling a house isn’t a one size fits all process.
Depending on your situation, you may have several good options.
Option 1: Make Repairs and List Your Home
If your home is in a desirable neighborhood, needs mostly cosmetic updates, and you have time to prepare it, listing it traditionally may bring you the highest price.
Option 2: Sell Your Home As Is
Some buyers specifically look for homes they can update themselves.
You may not need to spend thousands of dollars before selling.
Option 3: Sell Directly to a Cash Buyer
If you’re dealing with major repairs, inherited property, foreclosure, difficult tenants, probate, or simply want a quick and hassle free sale, selling directly to an experienced cash buyer could make the most sense.
The important thing is choosing the option that leaves you in the best financial position, not the option that benefits someone else.
My Advice
One thing that separates me from many investors is that I’m not here to push one solution.
If I believe you’ll make more money listing your home, I’ll tell you.
If I think selling your home as is is the better move, I’ll tell you that too.
My goal isn’t just to buy houses.
My goal is to help homeowners understand all of their options so they can make the best decision for their family.
Sometimes that’s a cash offer.
Sometimes it’s listing your home.
Sometimes it’s making a few strategic improvements first.
The right answer depends on your goals, your timeline, and your property.
